I have an FHA SSale that is going to foreclose in 2 days.  They are telling me now that I have cleaned up 6 liens on the property that after 6 postponements that is all they will give the homeowners.  AFter 6 months I do not want to loose this.  Anyone know of a way to expedite this file and get it to the correct people in two days time?  They have all of the documents including a cash offer now.

Go on the web and get the local or state contact # for NNHC(Neighborhood Non-Profit Housing Corporation) see if they have a HUD distressed property expert on their staff or know of one in the area that they can give you contact with. The specialist works for HUD and is paid by HUD. I am going to assume you are working with BOA. Explain to that specialist what is going on with your file, send the specialist an authorization form and all the files, emails phone records etc.  I just did this with a stalled BOA FHA preforeclosure where I was the buyers agent. We had waited on BOA for 3 weeks with no answers and then found that the negoiator was on vacation and when we escalated to the supervisor they couldn't find the file. Sound familiar?  I called the specialist, put her in contact with the sellers agent and in less than a week we had an approval and will go to settlement on April 26th.
