A homeowner also needs to be aware that a bankruptcy is not going to deal with the lien against the house.

If one of our clients is thinking bankruptcy will solve all their problems, we advise them to see an attorney since we can't give legal advice. Then if they decide bankruptcy is their best option at this time, come back to us after the discharge and we can do the short sale then. Can't do it during the process unless the bk Trustee releases the house from the bk estate. And some banks will reserve the right to pursue a deficiency after closing, because the seller has no way left to discharge any remaining debt.
