First, the marriage of peanut butter and chocolate......now this?????

To know me is to know that I LOVE peanut butter...I love it on a spoon by itself, on bread, with jelly, without jelly, with bananas, etc...I think you get the picture.

WHAT THE _________ DOES "LITIGATION STATUS" mean when you call in for a short sale update?

Anyone know WTF "litigation status" means?  

Pardon the "WTF" if you are offended but I hit a roadblock this afternoon with a SCHMUCK of a negotiator who said she could not even tell me what that means!!!!    

We can do NOTHING on the file while it is in this status and I am trying to see exactly what it is (I do have calls in to higher ups but figured I would check here as well).....

I'm so glad that you have time to waste....U​nfortunate​ly, I don't!

First off, I'd like to say that I'm completely thrilled that our Real Estate markets are rebounding (quite well in some areas)! Secondly, I'd like to say that I am, in no way, against Investor Purchasers. In fact, I love them.....well, at least I like 'em a lot. However, no matter how well our markets are doing or how long we've been in the industry, we still must deal with the lunacy and absolute hilarity of some Purchasers.

Nationstar is hiring Auction.com to verify market value!

Can't believe this! Buyer agreed to Nationstar's counter price and now 30 days later, Nationstar wants Auction.com to have an AUCTION on this property!  My 5 backup offers, their BPO and the buyer's agreement on their price is not enough!

Seems there are not enough people at Nationstar doing their job. Seller is livid; she wants this done with.  Buyer will just need to wait.

Anyone have this happen?  Did your present buyer "win" or the auction buyer?

Seterus finally approved our Short Sale

We submitted a short sale package back in Nov. IT was at market value for the property at that time at $150,000. They countered at $185,000 ( yes it is a Fannie Mae loan). We spent the entire day fighting about that value and they came down to $170,000.

We raised our offer to $156,000 and after a month, they declined the offer. We then disputed the value by having a new BPO completed by a 3rd party, arms length company. 

We resubmitted the new BPO and offer at $156,000 and it…

I am trying to keep my client OUT of being a short sale and can't get any cooperation.  After 5 months on market with a high dollar listing, we have two offers that are sufficent to cover the principal balance PLUS back interest.  We just need some cooperation in covering real estate expenses or adjusting the back interest. Both offers will walk if this becomes a short sale and the lender will lose WAY more than back interest.  We can't find an intelligent person to talk to.  Does anyone…

Bank of America FHA Short Sale - Wants agents to sign Purchase Contract

With almost a year into an FHA short sale and another new negotiator who seemed reasonable and whom I could actually talk to I was floored when I received the following request:

 

All real estate agents must sign the purchase contract and our names must be listed on the HUD-1.

Fredddie Mac refusing a value dispute!

Hello Agents,
