Just thinking... since the beginning of the housing crisis, if home values nationwide have dropped to 75% of the mortgage value, shouldn't there be a program that just eliminates all second liens, they are absolutely worthless in today's market. This would certainly streamline the short sale process. I know it's simplistic thinking, but we need some creative thinking to put a stop to the foreclosure bleed.

As I prepared for a training presentation at our South West regional meeting, I decided to read up on the proposed HAFA program and thought I would be excited to learn how it would speed up the short sale process.
Actually, I was very disappointed by most of what I read since participation by lenders or servicers seems to be mostly optional and even those who participate can pick and choose how they participate.…

I am selling a house to a client here in NC. As soon as they close, they intend to attempt a short sale on a lot they own in Florida that they bought with a BOA mortgage.
They can't afford the new house payment and the lot payment. They owe approx. $200K (paid $55K down) and similar lots nearby are selling for $75-80K on short sales.

Lenders are getting their stuff together! A couple weeks ago we got an unexpected call from somebody at Wells Fargo Financial saying "we want to send an appraiser out to this listing of yours value it and to "pre-approve" the short sale of the property.". We were taken by suprise by the call, as this is a property that has no offer on it, and has never recieved an offer in the past.
