I'm a former foreclosure counselore with a HUD funded non-profit group. I've heard agents say things to their clients like "it's standard practice" or "they always give you 30 days to close once they give you written approval" Not the case. Short Sale as an oximoron


I have a "short" sale in escrow but can't get anywhere with the first. (2 lenders). I have been bounced around, transfered to different people and the buyer is about to loose patience (which I have conveyed). Any suggestions?

Short Sales and Investors

Does anyone use investors to purchase short sale properties? I have an investor that likes to submit offers on properties. How is it working for you? With the new FHA flip rule, I think this is an awesome opportunity for short sales. What language do you use in the Sales Contract?

OCwen Short Sale

I have a short sale transaction with Ocwen Bank, they have been the most difficult to work with. They placed a sale date on the property and are not willing to work with the offers I have submitted, they want $20k over the offers I've sent in; theirs no way i will get a buyer over the valued price of the home. I've spoken to managers, supervisors; they all give me the same speech, "we do not post pone sale dates, and wait for agents to sell the home." I'm out of ideas!

Agents! There is no such thing as an approved Short Sale!

I swear, if I see another listing that reads "Approved Short Sale! Quick Close! Buyers fell through make offer!" or something equally as stupid, I will have a freak out. These types of comments show that either the listing agent has no clue how short sales work, or they are being deliberately misleading. Arguing about Short Sales accomplishes nothing

I love it when opposing agents try arguing with me about how to run a short sale. Questioning every request that I make of the buyers, etc. When I ask these "experts" how many short sales they have closed, I get "I have alot of short sale listings." That is not what I asked. HOW MANY HAVE YOU CLOSED? That's when they get quiet.

Short Sale Buyers Disclosure - Opinion?

As many of my fellow agents, I get tired of multiple, repetitive disclosures with contracts that are just not necessary in real estate transactions. I actually had a deal last week where the sellers and their agent demanded that our buyer initial every page (30+) of an inspection report the SELLER had done eight months prior!
