My name is Susan McVicar and I work for Century 21 Select in Placerville, CA. I have been in real estate since 2005. I began doing Short Sales in 2007. I negotiate my own files directly with the lien holders and have an 85-90% success rate in getting them approved. I have been referred to by local attorneys here in Placerville and am currently handling 2 short sales for attorneys on their own homes. Of the 11 listings that I currently have, 6 are short sales. Over the years, I have developed a system that gets the lien holders what they want in a short sale file, so they can review the file easily without having to ask for more information. Contrary to what we hear in the press, I’m not sure short sales are getting any easier or quicker, but I continue to have good luck getting mine approved.
In addition, I have been known to go to bat for my clients to ensure approval of their short sale. One lien holder demanded a cash contribution as part of their approval. Even after I advised them that this is not allowed in CA, they persisted in their demand. I then filed formal complaints with the state Attorney General’s office, the Consumer Financial Protection Bureau, and the Comptroller’s office. The lien holder pushed back and denied the short sale, but I re-submitted the file to them again and this time it was approved.
I work hard for my clients and in return, I have developed a nice referral-based business.
