"no it's not, and many states are in the process of doing just that.  An RE license does not mean that you are competent to do short sales, there has to be additional proof of competency."

I've been in distressed sales for 10 of my 12 yrs as a realtor. I don't have any particular short sale cert. because when I started , there was none. My experience is well rounded and well earned. I closed an average of 150 reos per year for about 4 yrs ( untill the recent moratoriums kicked in. As well, I have completed about 9-10 short sales ,it seems those are never a dull moment in this ever-changing environment!! Realtors RANT,this week was a really bizarre week for me. First, I lost 1 shortsale because the insurance for a jr lien (BOA) declined the shortsale 1 week before closing because the seller had an 811 credit score, he felt the seller could re-finance. refinance??? Dont you have to have equity for that, how about a job contract that wont end in 2 weeks? Did he even OPEN the hardship…
