Investment Property and Short Sale with GMAC

How does GMAC handle investment properties that the owner needs to sell short?  The owner is current on her primary residence, but has fallen behind on her mortgages of two investment properties.  One has been vacant and the other the renter has stopped paying and needs to be evicted.  Any suggestions would be appreciated!

"I am not sure how to "control" the seller.  Up to that point, she was very receptive and cooperative during the process.  Upon our initial meeting, I had advised her NOT to move out until we closed.  I know she was nervous…"

I need help!  I am in final negotiations with my seller and need two documents signed (arms length transaction and amendment to the sales price, closing costs and closing date).  All other documents are up to date and submitted.  The property was set to foreclose in February and was postponed for 30 days.  I have sent these documents to my seller and they have not responded for over 2 weeks.  I finally took a ride to the property and they have moved out, leaving me no forwarding information. …See More
