Green Tree approval letter
I have a few files which have been sold or transferred to Green Tree for the short sale. We got our first approval letter yesterday, but the wording was this: "Upon receipt and verification of good funds, Green Tree will release the deed of trust/mortgage. However, the remaining obligation due under the Note, or any former or subsequent modifications to the Note, shall remain fully due and payable." We are in Arizona, a non-deficiency state. - I am a Realtor in the Phoenix Arizona area that specializes in short sales. My team is well trained in short sale negotiations and has had great success. In 2008, our short sale success rate was over 90% (actually closed escrow). In 2009, we had 100% success.
The name of the company I work for is Cozland Corporation Real Estate Services. Cozland is a family owned company that has been in business for 18 years in the Phoenix area. They have built the business on old fashioned customer service and have never had a complaint filed against them in those 18 years, which is almost unheard of.
