Flag Star Short Sale

I'm preparing to do Flag Star short sale. I've done some research and apparently they're not the easiest to negotiate with as they prefer to offer loan MOD's. My client has already completed one loan MOD and prefers to attempt a short sale.  They continually try to offer another loan MOD after my client has relayed he can't afford the payment on the loan MOD. Any advice or specifics I can provide to allow for a smoother negotiation?? Thanks as always.

Title companies claiming to have investors for Short Sales

Just curious, has anyone ever been approached by a title company offering to handle all sides of a short sale transaction? They claim they have investors (Buyers) for the Short Sales that we refer. They can only work with our listings and they promise the standard 6% plus an additional 3%. I'm a little hesitant but have asked for references and am going to research further. If anyone has experience with a compnay like this please let me know your thoughts. Thanks in advance!!

I was just reading through your profile and noticed you're with Carolina One. Our former Team Leader (other brokerages call this person the broker but KW calls it a TL) was Lonnie Plaster. Thank you for the welcome. The Charleston market is holding on. We were 9% down from 2008, only 6% when comparing SFD. Great opportunities here as well!!!
