Short Sales - 8 years in, first time I have had this happen!!!

We have been helping agents all over the country process their short sales and THIS IS A NEW SITUATION:

 

We were working with a smaller bank and THEY ACTUALLY ASKED US TO HELP THEM WRITE THEIR APPROVAL LETTER!!!

Yep, first short sale the bank had ever done.

 

They asked us what documents they needed to see, and, asked us to send them a copy of an approval letter from another bank so they could see what it looked like.  The short sale was quickly approved…

Ben,

I've followed this post of yours  & had to share... I will not name Lender names, however, I have a lender that held both the 1st & 2nd on a home.  I received a short sale offer of $170,000 with a BPO of $212,000.  The contract was denied.  45 days later offer of $200,000, BPO now $230,000!  The 1st says as there is enough to pay off their lien they do not consider it a short sale.  I proceed with the 2nd & the Trustee.  Initially, the 2nd turned down the $200,000 due to the BPO.  (mind you this home has gone thru Bankruptcy as well!)  The Bankruptcy Dept. calls the 2nd, the 2nd accepts the Contract price of $200,000.  The Trustee sends pay-offs, we close.  A week later the 1st wants another BPO.

I called the 1st.  They didn't know the house was sold even though they were paid in full.  It maybe you need to go through customer service to get to another dept. to get a different answer.  That's how I got around the 1st lender dept that was just sitting on my short sale.
