Will Suntrust allow a short sale with out any late payments?

We currently have three in process w/SunTrust. The oldest was submitted May 2009 and is still waiting for FNMA approval. The second was submitted in January and is supposedly at the investor for approval, but I suspect it may not be. The last one was submitted in early April 2010 and is still in "set-up." It is very unclear why the process at SunTrust is so slow. Perhaps they are completely understaffed. I don't know, but they are rapidly displacing BoA as the slowest. I call every day and really wish they would change the "on-hold music." If anyone breaks the code on how to get them to understand we are all striving for the same goal, I would be glad to hear about it.

We finally closed a Suntrust short sale last month. Offer received on July 11th. Nine months. Luckily the first buyer stuck it out so we didn't have to find another buyer. Overall, a very frustrating process. Funny thing was, they actually had a document for real estate agents outlining their short sale process and we thought "great, they seem to have their act together". Wow, was that wrong. Hopefully they are getting better.

Suntrust is not a HAFA participant. I've done a few with Suntrust and have actually had good luck with them. They do take a minimum of 90 days from start to approval. Calling everyday is definitely the key!

Just had to share again for the record, I think Suntrust short sales are a pain in the bottom, and they are literally the worse lender to do short sales with it seems. The ONLY way we've been able to get files approved is to call, yell and complain and go to management. It sounds childish, but it works!

I wish I could give you some good news. But, I have a shortsale package in with Suntrust since first of September. There is only one mortgage and the sellers had to move out and relocate due to loss of employment. The bank has never ordered an interior appraisal or BPO. I know as there is no lockbox on the house. They have a very vigilent legal process going on so I had the sellers hire an attorney as it seems they just want to spend a lot of time on filing motions and and proceeding towards foreclosure. Since I listed the home last February we already lost the first buyer the debt owed has increased by approximately $100,000 (taxes, interest (which was jumped up), and legal fees). There has never been a negotiator assigned and every time I call I am told nothing on the file and call back. Buyer number 2 is getting close to walking now.

I have had an ongoing transaction with Suntrust since July 09, Its been with Freddie Mac since 11/6/09, still no answer. Contract came in at full market value/appraised value. It's a no brainer. I was told this past friday that they were working through "the allocation of proceeds". Has anyone else had this happen? Three months before the investor? The buyer said he is walking this month 2/17, if we do not get an approval.

I have been negotiating with SunTrust since late April 09 and just received approval today, that's 8 agonizing months!
