Closed my first HAFA!! LIsted it on October 3, received the SSA on December 28th.  Submitted an offer on December 29th - got the approval on January 6, closed it yesterday.   The worst part was up front getting the SSA.   BUT I fought till the end and got them to give me an exception and pay the owners title policy out of the proceeds - but they said they won't do it again.

I received a SSSN lead and called the homeowner. The homeowner was well educated by the initial call by the SSSN and is ready to list their property! Thank you for such a great lead. I am going tomorrow to get docs signed. This is a great network!!!

Closed another one of my SS listings! Merriwest Credit Union/Cenlar - Complete packet to approval=14 days! Plus 32 days for buyer to close.
I love short sales, when done right they work.

I had a closing last Monday (02/15) with Chase. They were great to work with. Closed it out with in 6 weeks. With B/A, ugh!! that's another story.

I am also in the middle of a transaction with wells fargo, having worked with them before, they are by far the best to work with.

Wells Fargo is very systematic. The best thing I can tell you is have everything ready. They will require all the forms, and likely email them to you prior to submitting for approval. Go the the Wells Fargo page or forms section and go ahead and get ALL the forms filled out completely and signed by EVERY party in advance. That may shave off a few days. Also, make sure ALL your "T's" are crossed and "I's" dotted on ALL contracts and addendums. They scrutinize short sale packages more than any other lender it seems. Other than that, they are my favorite of the four or five largest to work with!
