If you want your short sales closed, and don't want to deal with the negotiation yourself, I recommend www.shortsaledepartment.com. They have been closing my files for four years now. They've closed everything - including files with a first, a second, a third, hoa liens, roofer liens, IRS liens and files that have been through bankruptcy. They even had Chase Bank rescind an auction once, so we could proceed with the short sale, which we did, and CLOSED!!

Andy, I will consider that! Lynn, it's not ready to sell, yet. I have some tweaks to make on it...but it works well for me.

Give me a few days to get some screen shots and get the up...send me a reminder if I haven't done it in a few days.

I use www.wiseagent.com. They have a short sale checklist template and you can upload all of your pdf documents. I'm not sure what Joseph and Angela think about it but I have it handling about 25 files right now including my non-short sale buyer and sellers. It is $24.95 per month and totally worth it for me.

So have you found a solution that works on a larger scale that has more bells and whistles? I'm always on the lookout for better systems. I'd appreciate some thoughts as to what others have found that works best for short sales. Thank you in advance. :-)

SSB is totally basic and wholly inadequate for large scale processing. It's fine if you are doing a few deals as an investor.
