Television Commercials for Short Sale Help

I'm interested in creating a television commercial SPECIFICALLY for short sale help in our market and promoting www.JacksonvilleShortSale.com (local niche site). If it works well, a national campaign is not out of the question. I have good connections in media and advertising, but want to hear YOUR experience.

Anyone have any experience with doing short sale related television commercials? Any good sample videos/commercials I can watch? Do you get a good return on it???

Hi Mike: I ran commercials in a local small market - ran it for 6 months in 2007 - only had two leads that turned into listings and sales - still running the commercial on Youtube now but don't have a marketing strategy behind the youtube yet..I do have the commercial on the front page of the main web site www.AngelRealtyglobal.com

There are not a lot of short sales in Colorado so far..

I would save TV as a last option after all other avenues have been exhausted. I think there are more targeted and less costly methods to do first that will reach a larger market share.
