When you sign up for the lead contract (3-6 months); some may sell (month-to-month) but they will offer you at a higher price all-exclusive leads.  Most agents will not be able to afford the price but will resort to the recycled leads (emailed to more than one agent).  Hope this answers your question.

I have experienced that if the lead is not exclusive then it is a recylced lead.  And it is a waste of time.

Hi All, I'm trying to get more info on direst mail to pre-NOD. Has anyone had a response? If so, what are you sending? Got the list of pre-NOD leads, mailing them every week, so far got 3 phone calls from the people who're stating that they have no problem with their mortgage and asking to stop mailing them.

I received a call yesterday and the caller said that she researched me and found that I had extensive knowledge on Short Sales. She asked me to list her home in Va Beach and it will be listed in the MLS by Monday. Please do not let anyone tell you that Social Networking is not important in this day and time!
