have you ever gotten a short sale assignement from these? i have done close to 20 assignments and never gotten a single short sale.

I am an HRC as well, and from reading their training manual, etc... They expect the HRC to create one of their referrals into a short sale. From my understanding they do not assign short sales.

I have a message into my area manager, but I agree with you, I think they want us to solicit the short sale.

Where do we upload the short sale listing with Titanium?

Titanium does have some pre-approved short sale assignments. I actually did receive one and I was so excited. So, when I looked it up in MLS, it was already listed. I called the listing agent and he told me they were on their third buyer and that BofA was well aware that there was already a pending buyer. It was a total joke, why would Titanium send me the assignment when they already had an offer??

I have done about 50 assignments and none of them have come out to be much. One hand not knowing what the other hand is doing.

Im also a Titanium Solutions HRC for over 2 years... This company only allows solicitation of the homeowner for short sales after you close the assignment for the given work to be done... ie: warm transfer complete or 3 attempts with no contact. After you close the file, you can (and Titanium encourages you to) keep in touch with your borrowers to assist them in any way possible to stay in their homes. If it is impossible to stay in the home ie: modification fails or they have no income, then you should solicit to short sell the property. Titanium also has a new branch called Excellen REO which is not up and running yet, but will be requesting HRCs to sell REO properties...

To upload a Short Sale, you upload the docs from the Completed Assignments page (lower left from the assignment page)... on the right hand side of the page, go to Create my Listing and follow the prompts...

Im sooo happy with Titanium as they have kept me afloat while the worst of the economy in RE sales hit in 2008... and I really enjoy helping people close to loosing their homes with some options... These folks are in desperate situations and are not inclined to speak to their servicers without our prompting, and it gives them a feeling that someone is there to help them...

Thanks ... great info. I have a positive outlook on this process, it appears that the REO industry is changing to a pre-foreclosure/shadow inventory business, and we are positioning ourselves for it well.

It seems Titanium takes a while to credit the completed assignments? What is their current turnaround?

they send out checks on the 10th of every month for the prior completed assignments... i usually get my checks on the 13th or so every month... you can track the process by going to the completed assignments page and look under Pay Status... it will show as Invoiced once the assignment is closed and worked at the HO end... it will show the amount paid once the check is cut and sent to you.

Hey, I just requested a new group "Titanium Solutions Inc" be opened on this site. Hopefulllly it gets accepted, cause I would like to hear peoples experiences in re to this company as I am also an HRC with them.

My idea:I would call your rep directly and ask them if theres any activity in your area, and if so why arent you getting the listing, too?
I am also a Titanium HRC. Never received a ss listing. My mom has though (2), and they wre taken back from her for some reason I dont know. I'm hoping to get lots of short sale listings from them in the near future.

Great idea!

I think we should share our experiences and strategies. I have a good approach door knocking, of course the trick is getting there after 5p or on weekend.

Anyone send marketing materials? Anyone knowledgeable about HAFA? HAFA could be a windfall for Titanium, if they are sending out short sale pre-approvals.

Titanium does NOT assign short sales to you... they require that you follow the instructions in your assignment detail... once the assignment is completed and closed, then you can solicit for short sale if it appropriate... you should keep in touch with your borrowers to see how their mod is going... Wachovia is great for promising to mod borrowers loans, but rarely do they get modified to the customers satisfaction... then you can work with them to SS the property... your IN with your borrower is that you have direct contact with the lender (thru Titanium) to get the SS completed...
