I referred an REO listing (via the asset manager) to an out of my area agent just this week.

Steve and Karen,

 

Great..I am looking for ONLY OUT OF AREA people. So the first ones from your areas get that spot! So far I have both of you. I will make a list, and if you know people from other areas let me know you can send to my email as we get them. We will get our group together fairly quick and then start getting more listings because we can creat a group and say we COVER all those areas with our REO Team! Next we need a name for our group!

Ideas?

Yes I have done REO, but locally - I usually refer out of state transactions. For 10 years I was with Century 21 - needless to say we referred within corporate offices. I am with a smaller firm now, attorney/broker owned and operated.

Sherri, I do REO's for Wells Fargo and other banks through a couple of servicers. Hopefully we can exchange information. I would like to get on with Wachovia...if anyone has info on how to do this I would appreciate it.

May also be helpful to stay within a 30 (or so) mile radius of your office? I really think this is important to know your area & be able to sevice REO's properly. After all we do have to do weekly visits, meet with the water dept, police when someone moves in...stuff like that. We have had so many agents from hours away list that have never even seen the property, they hire a handyman to rekey, take pics. Shamefull.

Sherri, you are in "Conference Country" in Dallas.  Have you ever been to the REO Expo, 5-Star Conference, or REOCon?  Those are gathering of all of the asset managers and REO agents in the country.

Mike,

I know I am and I have great connections with people here who already do business with Fredie Mac and Fannie Mae, as well as a lot of others asset managers. They told me to start a group and we could all form a group and then share our asset managers with others in our group to help get each other in as a team! All from different areas. Since some will have connections already and can pass a team members name on to that asset manager. I will be attending a few of the conferences you spoke of. The people I know here said it is like a meat market at those conventions. I like the referral based way of doing business. However I am OPEN to anything you suggest for working my way into REO. I only do short sales right now. Any advice is Greatly appreciated!
