this just means that the investor is reviewing it and you should have a response to the offer within 3 weeks.

I do REO work for BofA and once had a property show up as "Held". The buyer had made a repair request and the asset manager needed management approval. During that process the file was "Held". I'm sure Jason is correct in that your submission is being reviewed by the investor. Good luck.

What do the numbers mean in the colored boxes. I have a number 1 in the "held" box and zeros in the other boxes...help!

They indicate assigned tasks or messages. The colors correspond to various headings. Make sure you read all messages and look at all tasks with a number in it.

Lonnie, the 1 in the pink held box under the offer categoy means they have one offer that is currently under review for possible approval. If you have a number in one of the colored boxes under tasks the number indicates how many days you have to complete that task. You do not want the task to go to the red box because that means you have exceeded the time limit for the task and they could close the file. It is a good idea to complete tasks as soon as possible for two reasons. The sooner your task is complete the sooner it notifies someone else, ie. negotiator, of a new task on their end which keeps things moving along as fast as possible. Secondly, we as agents are graded according to how efficient we are at completing tasks and the negotiators and lenders can see our grade. If they have a borrower go directly to them to initiate a short sale and no realtor yet, the negotiator will assign a reator in the area based on their performance on the system, similar to the REOs. Could bring business your way.

Thanks! I have completed all my tasks ahead of schedule. I haven't been able to find any explanations of the colored boxes and the numbers. I appreciate the explanation!
