We recently completed a short sale with PNC. It was the easiest fastest short sale I've ever done. Client was approved in 5 days, the short sale contract was approved in one day. No issues through closing. Negotiator was easy to work with and very responsive. No 2nds on this one.

Approval just came in today on the short-sale with PNC/National City. Submitted offer on January 5 so we are sitting at 3 months.

Brian - I'm surprised they turned down the promissory note. Have they shared the BPO number with you?

I've been getting a lot of the promissory notes and non-release requests from NCB/PNC but not a "flat cash" decision.

Currently in negotiation with national city right now on such a transaction and they asked my seller to do a promissory note for the short fall. My suggestion would be to ask the junior if they will accept something to that affect. My seller agreed to $10k at $100 per month for 100 months and that was acceptable to the bank

I have a short sale with PNC/National City as the second trust (junior Lien). They are stonewalling us saying the will not release unless they get $20,000 or 10% of the loan balance. The first, Chase will only approve the junior lien holder to receive $3,000. Has anyone had any success getting PNC to reduce the amount to release their lien?
