So sorry Jerry - its mostly disappointing because you worked for the deal. The old adage of "He who owns the gold...makes the rules." This bank will be scrambling for money in about a year. In the meantime - they are good! Just look at all the PGA events they sponsor and the commercials on TV. In the future, plan on this bank wanting 20% in the end game. Short sales are barely on their radar...yet.

Very disappointed in PNC.  I found a house, made an offer, seller accepted, KW sent to PNC and nothing.  Yesterday I get notice from my Realtor that PNC is selling at court house steps today.  I spent several hours yesterday with PNC Property Preservation and Loss Mitigation Dept.s.  Neither knew which end was up.  I then called the Law firm Tiffany and Bosco who was dealing with sale.  They said call Loss Mitigation at PNC. No response as you never get the same person twice.  Ultimately KW realtor calls me and says PNC person she is working with wants 23k more than our offer.  We updated our offer and waited.  A few minutes ago I got a call fom our Realtor and he said they were unable to stop the sale.  Now I know why PNC Mortgage is in the shape they are in.  An all cash offer with no contingencies that is 60k greater than opening bid in your hand and you try to sell at courthouse.  PNC shareholders lose and ultimately some employee just pushes papers and files off their desk and never considers what is in the best interest of the bank and its shareholders.  One day they will wake up and possibly be owned by some one who cares.  At first I felt sorry for a bank like PNC as the seller walked in a No Deficiency State.  Now it looks like they are getting what they earned. Nothing.

PNC, Stands for People -r-Not-r-concern

I have been trying to get  several short sales completed with PNC and they are bullying the seller and putting up so many roadblocks, unless the seller agrees to unreasonable amounts of money to contribute or signs a deficiency agreement. As agents we have to help put a stop to this, I have a petition out and have sent complaints to the Treasury Dept.
Any ideas?

PNC Bank will allow home to be foreclosed upon if your seller doesn't agree to pay them, and they still say they will pursue after a foreclosure or short sale for the difference.

I've researched the payment PNC is expecting on the HELOC. Unfortunately, the seller has to make a payment to keep this short sale active. They've made great strides in getting first lienholders to speed up short sales, but I think there should be more done to get 2nd lienholders on board.
