Follow-up on my earlier discussion.  (Remember, I am the one whose seller resides in a nursing home with social security benefits as her sole income).  Her Power-of-Attorney submited the financial application and hardship letter to PNC.  This information was received by certified mail on Oct. 26th.  Subsequently, the POA received a letter from PNC dated November 3rd, (which was recieved Nov. 8th since PNC mailed the letter to the property address) giving us until November 18, 2010, to submit a ratified contract to their office.  If not, the file would be closed in the short sale dept.  That gave me less than 2 weeks to market the property which was on the market for over a year. 

We received an offer on 11/17, and ratified the contract on 11/18 which was the deadline imposed by PNC.  As instructed, the contract was to fax number provided by PNC.  We tried to call Customer Service to confirm receipt to no avail.  Does anyone know how long it will take to have a negotiator contact us about the contract?  Better yet, does anyone have a back-door number to call to verify receipt.

It usually takes 48 hours for docs to be uploaded. Just call the regular customer service number and keep checking. You can ask for them to update the system to show that you sent in a Purchase Contract via fax on x date, this way, when someone pulls up the file, it'll show that there is activity and they are awaiting some docs to be uploaded.

Even if the file closes, all you do is re-send all of the docs (everything needed) and it will open the file, again. You will not get a negotiator until a processor verifies that all necessary and required docs are in and the file is complete.
