Less than 30 days ago, I listed a newer home (2003) at the fair market value. On the first day, I had 5 agents beside myself showing. There were 4 offers - all over the place. Low balls and over the listing price. The seller and I selected the best offer. On the second day, the seller had everything needed and I submitted using equator.com. In one week, the BPO was done. GMAC counter, the seller increased his offer and I despited the BPO with a 3 page report. Two days later, I had an approval letter. They asked for 3K (less than the 2 payments the seller had missed) and to move up the closing date. No problem we had a cash buyer (my buyer :) ) We will close this transaction from start to finish in 45 days!

And than you woke up....Right?
My experience tells me that it is never over until I walk away with the cashier's check or better yet have the commission wired into my account! I love your humor. We all need it to keep going in this market.
