I am surprised at Chase I had very good deals with them this year and also Seterus Wells I have real big problems with BOA my Chase deals were difficult also I wonder sometimes if they are all in the same building somewhere and just switch you decline the state and this agent this week and next week we will decline another one lol you gotta laugh if it wasnt for short sales we would have no sales lol

I have put in an offer for a short sale purchase. This home had an offer that was accepted by the bank and then had the buyer pull out at last minute. I put in my offer at the same price it was previously approved at by Chase. I was told that because of how far it had went through the proccess prior to my offer that I could get an approval in 3-4 weeks.

I have asked my realtor to please make sure that the listing agent is giving regular follow ups that include e-mail and fax as i have read in many places that this really helps. My realtor wrote me back with this...

  "I will caution you that there's a fine line to asking an agent for updates and progress of the file and telling them how to do their job.  I don't want the agent to get upset because of your  requests and not want to help this along"

This makes me very nervous of my realtor not being strong enough to make sure things are being taken care of correctly.

What do I do. I really want this house, and I don't want to wait longer then is nescasdary because of a lack of follow up by the realtor.

Can I fire my realtor and hire a short sale specialist as I found out my realtor has only closed 1 short sale even though she has been in the business 20 years.

Will firing her ruin the entire deal and I will have to resubmit everything and start over?

What else if anything can I do on my side to make sure my concerns are being taken seriously and thta the realtors involved are on their game?

I just wanted to chime in and gove kudos to the Chase Short Sale customer service reps. I have initiated 3 short sales with them in April and they are all moving along smoothly. I already have counters on 2 and accepted offer on 1.I wish that all my short sales went this quickly. Just to mention, all of these Short Sales have only one loan with Chase.

More than one person is on mortgage. I know that we need everyone that is on the loan to provide info etc for the short sale to take place, however, is one borrowers name and signature on the authorization enough to start?

Have a SS approval with no deficncies a bout one week ago. today got a letter that the second loan also with Chase will accept  what the first Cahse is offering to settled but deficenies will applied according t"original terms of the loan". according to homowener it was an 80/20 both with Chase. Has anyone here disputed the second consequences and how? The homeowner now does not want to sell on short sale even though she can not afford the home and has lived in home for 12 months without making a payment. She is thinking foreclosure might have less consequences...

Angelica, it seems like the lenders and investors who participate in HAFA all have their own version of rules for the HAFA program although it was designed to be a more streamlined uniform way of processing short sales. My guess is the Fannie Mae influence is driving this particular decision. I had Fannie Mae refuse to postpone the foreclosure auction date in the middle of the approval process on an offer that more than met their approved purchase price because Fannie Mae said the borrower had reached 12 months of no payments and they were done. The regulatory agency governing HAFA under the US Treasury dep't is no help either. they have the job outsourced to an organization that has so many filters you can't ever get to a resolution. If you have an approval I would go with it and close ASAP.

Can  a Short Sale be declined under HAFA just because the sale date is w/in 60 days of the short sale request/approval?

Have a Short Sale with Chase,  loan is with Fannie Mae.. Got an approval today, wasn't under HAFA, can they do that? Can they declined HAFA?  I mean, under Making Home Affordable Foreclosure Alternatives,  seller does qualify. How can they say otherwise. Any information is greatly appreciated.

Have short sale with 2 loans with Chaswe. Ist is FANNIE 2nd undisclossed investor. The property appraised at above of the note of the first but not enough for second. I have an offer the does not even cover neither...Chase is saying that the 1st does not qulified for a SS becaue the appraised amount...BS and thay I need to negotiate the 2nd separate with amother department of Chase. I have had this listing 8 months and  at one time it was approved for HAFA. It has had 4 negotiators and 3offers...escalated it but not making progess. Need CFO Mike Kavanaugh contact on foreclosure process but no date. Any infomation on how to proceed is appreciated.
