I am baffled by some posts that I have read stating that they are starting to have some success with the Chase short sale process.  I have had an open file with chase for over a year, and have been unable to get an approval.  My negotiator has changed several times, anyone have any details about how they were successful?

Hi Chris, any success yet on your Chase ss?
Sorry for the late response, I did receive a long awaited approval - but at the buyers changed their mind -  I imediatley submitted a great back up offer that happened to be better than the offer that we had approved and was told I would have a new letter within 9 days, still looking for that letter a month later...

How often is your follow up?  The squeaky (and well documented) wheel gets the grease.  Since I was was not getting a response from our negotiator on one of my files, I addressed her using formal communication.  What I mean is on top of calling her extension & having no choice but to leave a message (because they don't answer the phone anyway), plus calling the Chase main line and have the rep either transfer me to her line - which again went to voicemail - or send her an email on my behalf, I would write her on company letterhead and efax her personal fax # and CC the Chase main line.  That's 4 separate and written documented avenues of communication.  I make sure that I'm specific in my communication:

   (ie. Dear xxx, I left a message on your voice mail on xxx at x:xxpm.  I have not heard from you.  Our last conversation on xx regarding blah, blah, blah.  I sent you what you requested on xxx.  Did you receive it?, etc)  At the end of the letter I efaxed to her, I made sure to add in all caps CC: CHASE LOSS MITIGATION FAX NUMBER:  XXX-XXX-XXXX and on the efax to the Chase main fax I would add CC: SALLY NEGOTIATOR FAX NUMBER XXX-XXX-XXXX).  

That got her attention after a week & half of that type of persistent communication from me.  

 

Anyway - Good luck to you.  I've got another one with Chase that I've been working on since March 2011.  We're on buyer #3.  Hopefully 3rd time's a charm.

That is good advice, I have noticed that my fax messages seem to trigger an email response from the person working the file.  I too am on buyer #3, hoping I don't lose this one.

I am baffled, too. My sale went through from signing to close July 28--October 20, 2011.

I signed a ss deal to sell on July 28, 2011 and Chase replied September 12, 2011 with approval and the amount they would accept at closing.

The agents got their 6%, we had to throw in nearly $4,000 in fees, taxes and inspections. I guess I should say I started the short sale "template" June  2, 2011 and made the June payment (I did not make the July payment since we signed on 7/28).

The amount written off was not in excess of $150,000, so maybe that is a threshold/benchmark for approvals.

 

 

Hang in there. The last Chase transactions I closed took 17 months, 3 negotiators, 3 buyers and 4 contracts.
wow, I guess that is encouraging...sounds like I am right on pace!  I was just so discouraged because the last short sale i did with chase was far smoother.

The fax suggestion is great advise I was told by 2 negotiators that was the best way to get a quick response.  I have had pretty good luck on getting my last 2 Chase files closed with the same negotiator from start to finish.  Couldn't tell you what I did though lol...Good luck guys

I have a short sale that was started in Jan 2011. We have gone through 5 buyers, 7 updates to the file. It wasn't until that Chase went to notice of sale did Chase actually looked at a offer.  

In the fha inspection, the inspector called Mold in the bathroom. I had not seen the interior of the house in 6 months. Well the tenant was slob. No excuse otherwise. So we have had to remediate the mold. Which is over $10,000. And Chase is paying for that. In fact backed off on any action when they got a copy of the mold report.  They asked me "HOW MANY MONTHS DO YOU NEED TO CLEAR THIS UP"? 

We should close at the end of the week.
