Chase is really helping out the homeowners with there large incentives to the sellers.

Last week, the negotiater from chase called me to revise my hud one and add the incentive of $25,000. I was shocked and asked him, you meant $2500 right? He said nope. I want $25,000. I was like wow. why? He answered, we are a bank, not a real estate company. We need to clean the mess out there and this is the only way. I found out its the chase outreach program. Started in florida and slowly growing to california. I have two other leads that recieved these letters offering them $20,000 and another one for $10,000. Its about time...This is great for the homeowner.  I love chase

im thinking it was a wamu loan before. I been doing my research on this outreach program and it looks like its wamu loans...not sure.
Thank you for the input, that is amazing news. The amount is outrageous and makes no sense to me, I am sure the homeowners are happy and the good news is that their short sales are moving. Keep the good news coming. Monica
I strongly suggest to have your title reps look for all chase customers farm packages and prospect them...thats what im doing

Are you CDPE?  According to the blog Chase wants the borrower (homeowners) uses an agent on the CDPE list if they are going to start short sale.  I guess you have started the short sale already so they let you go.   Have you closed that transaction?

The Rieger letter does not require a CDPE agent.

Yes im cdpe...all my forms i made have the cdpe logo...it really helps out. I havent closed this particular transaction but the hud with incentive of 25k is already with the negotiater... i will see..

There is a controversy / dispute who gets these Chase offers: one group says that only loans which are owned by Chase and if the new buyer will finance with Chase. ( What is believed that Chase is anxious to write new loans and Chase figures that partially what they write off on the old loan in the short sale, Chase will make up on the new financing over a period of time.)

Do we have some specific details on who received offers with which type of loans?

Were they still living in their home, or had they moved out during the short sale?

My client was offered $30,000 Chase incentive plus $3000 HAFA relocation. He is currently considered under HAFA.

1. Does anybody know if these incentives can cover part of the closing costs? It looks like our closing costs will exceed what is allowed by HAFA.

2. If this goes traditional route - can part or all of Chase incentive of $30,000 be used for closing costs?
I would be grateful for any input/experience.
