I just spoke with a person wanting to negotiate my short sales. He stated that since Chase loans are Fannie the maximum broker commission is now4%. Has anyone else heard this?

Comment by Helen Law on March 14, 2013 at 5:04pm We need to negotiate the late fees, foreclosure and attorney fees down by only about $5,000 to get a sale closed. These borrowers cannot do a SS. Has anyone had a success with negotiating these fees without doing a full short sale? Your help and advice are much appreciated.

Comment by Kathy Stanavitch on June 15, 2012 at 6:31pm I am surprised at Chase I had very good deals with them this year and also Seterus Wells I have real big problems with BOA my Chase deals were difficult also I wonder sometimes if they are all in the same building somewhere and just switch you decline the state and this agent this week and next week we will decline another one lol you gotta laugh if it wasnt for short sales we would have no sales lol

Comment by Stephen Dotlich on May 21, 2012 at 6:56pm I have put in an offer for a short sale purchase. This home had an offer that was accepted by the bank and then had the buyer pull out at last minute. I put in my offer at the same price it was previously approved at by Chase. I was told that because of how far it had went through the proccess prior to my offer that I could get an approval in 3-4 weeks.
I have asked my realtor to please make sure that the listing agent is giving regular follow ups that include e-mail and fax as i have read in many places that this really helps. My realtor wrote me back with this...
"I will caution you that there's a fine line to asking an agent for updates and progress of the file and telling them how to do their job. I don't want the agent to get upset because of your requests and not want to help this along"
This makes me very nervous of my realtor not being strong enough to make sure things are being taken care of correctly.
What do I do. I really want this house, and I don't want to wait longer then is nescasdary because of a lack of follow up by the realtor.
Can I fire my realtor and hire a short sale specialist as I found out my realtor has only closed 1 short sale even though she has been in the business 20 years.
Will firing her ruin the entire deal and I will have to resubmit everything and start over?
What else if anything can I do on my side to make sure my concerns are being taken seriously and thta the realtors involved are on their game?

I have initiated 3 short sales with them in April and they are all moving along smoothly. I already have counters on 2 and accepted offer on 1.I wish that all my short sales went this quickly. Just to mention, all of these Short Sales have only one loan with Chase.
