have you tried requesting an interior BPO when you send in the short sale package?  Tell them that the only true value on this particular property is a interior BPO not a drive by.  And that the seller is requesting only that type of BPO?

Yes, Sonia.  In this case they only did an exterior BPO and no one met the agent out there since they didn't have to make an appointment.

Thier REO dept is just as bad.  They turned down 2 different offers on a property and finally sold after 4 months to someone else for almost the same price as my offers.

 

Even if you meet the BPO agent during the short sale and get an idea of what the value is and sent all kinds of supporting sales, some short sale  people just don't get it.  Most short sale bank employees are dealing with over 400 files and look for any excuse to put something in the file and move it along, even if it doesn't close.  It is very important to have a complete package missing nothing and sending a paperwork at one time.

How has everyone been doing with US Bank?  They are working backwards on my short sale.  1st they didn't want any paperwork until I got an approval from the 2nd.  So I got the approval, then US Bank said they wouldn't pay that much to the second and will not do an interior BPO until I receive an offer at their over priced amount.  I got the 2nd WF to approve what US Bank would only give but there is no way anyone would pay 370k for a property that is worth only 300k and they will not look at any offers less than 360k.

Nice Gena,  Over here in our area it seems like the banks are selling defaulted homes that need repairs in bulk sales to investors.  This way the banks are not flooding the market with inventory and don't have to look for  workers to do the repairs.  The investors will repair them and put the homes back on the market to keep the prices up since they have done a good job on refurbishing the homes.  Pretty smart.  This is why short sales and expireds are the way to go in this market.
