Realtor Short Sales Training and Resources
I have one of those short sales everyone has in the back of their closet. It's been dragging on for ever. A really cool manager in SS Escalations just sent me a message that implies he can't get any traction, even through Dave Sunlin's office (since the issue involves BAC's Field Services), so he apparently is escalating to the investor. But I'm digressing.
'Tiffany' is my negotiator. Though technically we are in 'Closing', the property is ravaged by mold and water intrusion. There will be a renegotiation of the approval once some issues are addressed. So I sent an EQ message to both Tiffany and the Closer updating everyone on the status. Tiffany's response?
"Thank you for the update. Please be sure not to select "negotiator" on you messages."
In other words, 'don't bother me with anything about this file'. Priceless.
And I know that no one here can top this story. :)

Been waiting for 8 months to get UTLS to actually let me submit an offer on a property FINALLY! Got it submitted about 6 weeks ago, got a counter offer from Bank of America. Bank of America countered and was actually going to pay more from HUD-1 then I had submitted. At same time my title company called and said there was two new local government liens on title and was getting info on those. I held off accepting offer until I got the details of this back. Probably wasn't more then 2-3 days form time offer was countered by Bank of America. I replied in Equator to my negotiator letting her know situation and also called UTLS. Got an email back form UTLS said no problems, everything will be fine if you go past the 5 day deadline on offer "spoke with my supervisor". Next day I log into Equator and EVERY SINGLE THING ON FILE IS GONE! All correspondence, all offers, all files uploaded, every single thing. Now properly shows "borrower outreach". I have replied to everyone in Equator, I have called UTLS, I have emailed and left messages for my negotiator, I have called and emailed the negotiators boss, I have not received one response at all. Unbelievable!
I guess I should have just accepted offer in Equator and then worried about these two new liens later....
Any ideas on who to contact? BTW, UTLS has now changed their names. Probably changed names because of the horrible reputation they have had...
Permalink Reply by Steven Pawera on December 21, 2011 at 7:17pm First off, you do know your file only vanished from the dashboard, right?
If you 'search' the different BAC file types you will find your closed file.
The next thing would be can you make a clear, concise and brief summary of went wrong, with names and dates? You know when you click the icon in messages to open that message in it's own window, you will get names of all the supervisor roles. Even on a closed file, when you go to messages you should still be able to send a message (I've received and sent messages after the file closed off Equator). Send messages in order, up the chain fo hierarchy, looking up the name that belongs to that role.
Then call the BofA operator (888.683.6405, #1 and ask for help with an employee phone number) for the phone number and call that team leader / manager/ VP. Each person you toak to who doesn't respond to your voice mail (give them 24 hours), sets the ground work for the next call: "I'm sorry to bother you, but I tried call Mr ___ and haven't gotten a response'.
They want you to quit and give up. don't let them win,. :)
Good luck!
best moev in both scenarios - find out who the "Investor" is on the loan, and, contact them drictly, circumvent the Servicer (B of A in this case), let the Ivnstor know B of A is charging them "unnecessary servicing fees" and watch how heads roll, short sales get approved, and, YOU GET PAID BECAUSE YUO ACTUALLY GET TO CLOSING!!!!
