Does anyone have a contact at AHMSI...they dont give out the negotiator's email anymore? Anyway, have had a HAFA in process for 3 months cant seem to get a response...anyone, anyone, Bueller?

Only took 30 days to get an approval.  Had the pleasure of working with Vivian Acevedo. If you retrieve the  Financial Analysis form online and provided them with a complete package you should not have a problem.  The entire process when very smoothly and they did not charge the S/S Administration Fee.

I have found AHMSI good to work with until this 1% hostage fee. Having issues with the BUYER contribution on the approval letter.... Ist buyer walked at approval because of this. Now all other potential buyers will not agree to the 1%. What is AHMSI thinking? Most buyers will just reduce the offer price - or not even make the offer. An FHA 3.5% down buyer does not have the extra $$. Has anyone found a way around/over/through this?

Good luck, Jill! AHMSI is getting tight on their valuations. They will not take into account short sale or REO comps to determine the value of the home they are sitting on (even though, you know, it's a short sale). I have a file where the contract price is for $40k. It is a condo and there are 6 short sales (all in the $35k - $45k range), 2 REOs (both went for just over $30k) and then ONE conventional sale that went for $60k (now mind you...it wasn't really a comp because it was a bigger unit). So, what did AHMSI counter at? $55k. Yeah, because they will not take into account the 8 other distressed properties that are on the market.

I just keep asking this: "If you will not take a distressed property into consideration, how do you expect to sell a home that is surrounded by distressed properties? You think we can sell a unit for $55k when all of the other units around it are going for AT LEAST $10k less? If AHMSI is willing to LEND on this property at the price you are asking, then please send me to your Loan Origination Department and I'll have the buyer apply for a loan there. Because all of the other lenders ARE taking distressed properties into consideration when underwriting the purchase loan."

See what they say. At worst, you may have to wait for the BPO to expire and get a new one done.

In this case, folks, having the buyer get their own appraisal will not work because the appraisal, if it takes distressed comps into consideration, will not be considered valid.

Hi All,

I have a ss that I am working on with AHMSI. The appraisal came in high ($116K) on a home that is worth about $95K. I have an offer at $93,600. The LM on the file says the only price she can accept is $116K. Does anyone have corporate contact info for AHMSI?

I have a new SS listing with an AHMSI 1st and First Horizon 2nd.

Thanks to this forum, I was aware of AHMSI asking for 1% from the buyer. I looked for that language in the approval letter from AHMSI and made sure that that box was not checked!!

I find AHMSI to be very easy to work with. As long as you have a GOOD Short Sale Package ofcourse. I just got a Short Sale approved in Staten Island, NY in 31 days! $800,000 payoff approved at $400,000. I look forward to working with them more often!

I have 2 deals with AHMSI right now. One loan is owned by Freddie Mac and the other is not. The non FMAC one has told me the most they can allocate for commission is 5%. The other just countered the sales price but hasn't baulked at the 6% on pre-lim HUD.
