I have a Short Sale offer package in with Wells Fargo. The seller received a Notice of Trustee Sale set for July 11th. We of course will ask that the sale be postponed. Any advice or experience with Wells recently? Are they postponing TSDs?
Then there's one with Nationstar that just got a Notice of Trustee Sale for July 16th. Same question - any advice or experience with them and getting TSDs postponed?? They are actively reviewing an offer on that property as well.
I haven't worked with Wells in a while and haven't ever worked with Nationstar so any insights would be appreciated....
I just went through this last week with Wells Fargo. The foreclosure department has no idea what's happening on the short sale side. Your request to postpone the TSD must be received 10 business days before the sale date. After you fax it in, you need to call every single day - first to confirm receipt, then to get an update. We found out on the 27th that the sale was postponed, which was scheduled for the 29th.
Just got postponement late last week. Short sale offer submitted 06-25-12. Sale date was 07-02-12 and has been postponed for a month. I did confirm that with the title company that handles the Wells Fargo foreclosure sales. Has been tentatively approved for a HAFA short sale. Had tried to change the locks approximately 3 weeks ago because the property was reported abandoned although Wells had all of the seller and listing information since last February. Got lock company to only change one lock so we could continue to move personal items out of the house and still have it available for showings. The offer is within 7% of the list price with a solid buyer, conventional loan and no seller concessions. You need to stay on top of them and continue to monitor that all involved departments are staying in touch and are on the same page.
