I have a listing with a first and second with Wells Fargo.  First is approved and was easy to work with as always.  Second informed me last week (over a month into the process) that they need a letter from my seller's bankruptcy attorney giving them permission to speak with us.  Got the letter yesterday and then was told that they need a court order!  The attorney won't try for an order until the short sale is fully approved.  What do I do and why are they telling me two different things?  I've never had a client who was in Chapter 13.  The first had no problem approving without anything from the attorney or court...
