If we are preferred members with SSSN then we are not allowed to hire third party negotiators. How do you build a volume business without doing your own negotiations as a realtor?

 

If you are doing your own negotiations do you charge the lender a negotiation fee? If so, do you use your own name or do you have a separate company name?

Its actually all about systems Gilbert. I have 100+ listings personally and turn most away. I spend literally 6-10 hours per week with local real estate, and will only have ANYTHING to do with a listing when I actually meet the homeowner at the listing appointment and then again at closing. While spending this little time on local real estate, I also have the highest trafficed website of any agent in Northeast Florida and market our listings extremely aggressively online. I'm about to add a listing coordinator to my team to take on more volume, so I will not even be meeting the homeowner soon. Its not only possible, its very easy. Its all about setting up a team and delegating.

I teach some in the training course (that will be free for partners next week) about setting up a team to delegate. As far as charging, everybody who works for me (other than buyers agents), including SSSN agents are salary plus commission. We don't charge the lenders any extra, and to remain legal it is a whole nother issue if you do. If you want to charge, I'd definitely suggest starting a completely separate corporation from your brokerage company. It is actually not a bad thing in order to avoid liability. Guillermo Coronado or Coronado Real Estate is a very active agent of ours I believe in Texas who has done just this. He also owns a separate mitigation company OF HIS OWN that is pretty much part of his brokerage. Look him up on the site if you'd like some guidance about this. I still keep mine as part of our company.

Yes Mike I do. We own Texas Short Sale Solutions which mitigates all of our files in house and a few select files for other agents. This is the only way to keep it the Biz growing. I aggree with keeping it in house as much as you can. Everyone on our team knows that our Livelyhood depends on closing files in a timely matter. Some outside agencies give one negotiator over 60 files. Impossible for one person to keep up with so many and give it the attention needed.

I do recall also a year ago or more Guillermo when you mentioned your mitigation company to April and if it was acceptable. You have an even better way to do things to some degree, and I believe it is still perfectly acceptable, as it is YOUR company, and the transactions, processing, systems and entire process are still under YOUR direct control and supervision. That's the way to go!

It's ALL about systems. There are hundreds of mitigation companies scheming to recruit agents that promise the world but deliver little to nothing.
