SunTrust Nightmare!!! In need of Direct Higher Up Contacts Auction Date 03/01/10 @ 11AM

I believe the negotiator at SunTrust is intentionally delaying the auction sale date on a file in process. She stated that Fannie Mae denied the postponement of the auction sale date, even though we have a ALL cash buyer ready to close. I contacted Fannie Mae and they stated, "Fannie Mae is unable to postpone auctions, only the lender can". Is this true? The auction is scheduled for 03/01/10 @ 11:00 a.m. If anyone has a manager, VP, or President contact info. at SunTrust please let me know.

I had a similar problem with my Suntrust short sale. Only the negotiator can stop the foreclosure here in Georgia. I had to get his manager/supervisor involved since he would not answer my voice mails and emails! Needless to say, the supervisor got it taken care of (postponed the foreclosure) and even got an extension on my approval. Her name is Grace Taylor (grace.taylor@suntrust.com). Not sure if she can help you but she came through for me!
Lisa, Thank you so much for this contact! I'm located down in Florida (Tampa Bay Metro) and typically I haven't had any issues getting auction dates postponed previously until this one with SUNTRUST. I will try and reach out to her - Fingers crossed!

I hate to say it, but the only thing that can stop this sale is the Lender calling it off. A valid purchase contract being shown to the judge at the hearing to schedule a short sale will, usually, prompt the judge to push off the hearing for a few months. But, once the sale is set...it is out of the judge's hands and back into the lender's.

We've gotten foreclosure sales canceled the day of on several occasions. It takes email bombing and phone bombing to get it done, but it can be done.

And this is why it is so important to be following up with your homeowners and repeatedly asking if they've had any papers delivered from the lender...if they've been served with anything...and every time you contact the bank, you check on the status of the Foreclosure action, as well. I've found out myself a couple of times how many homeowners just will not tell me when they get served with notices or letters from the bank. Lesson learned!! You'll get so used to asking the question, that it'll become automatic. In fact, in most of my emails to my agents and homeowners and attorneys, I will put, "And please remember to contact me as soon as you get any correspondence of any kind from the lender, an attorney on behalf of a lender...or anything referencing your loan."

I got a file in "executive escalation" a couple weeks ago by using those two email addresses above. Definately did the trick. In my past experiences with Suntrust, about the only way we can get there attention is by being the "squeaky wheel"....

I called the presidents office number is 16158846364. Another Idea I used to get some information is file a complaint with the Better Business Bureau the someone will get back to you eventually.
You guys are GREAT!! At about 10:45am, 15mins prior to the Auction at 11am, I receieved a phone call from Tracey Pauline the assistant to the President of Suntrust confirming that the auction has been postponed and that the file is currently in review. I will give them three days and then request a escalation on this file. SunTrust seems far worse then BOA these days. Boy, I will be a VERY, VERY happy camper once this deal closes! Thanks for pulling through everyone.

Awesome Josh! Suntrust is definately quickly moving even lower than BOA in my book as of lately. Congrats on getting one pushed off at the last minute!! Now come back and share success when it gets approved, and come back and keep helping others!!
The problem I found with Suntrust is they are "under staffed" each negotiator has at least 500 files they are working at any given time. That’s a lot of files to go to work on everyday. They have NO timelines to deal with. They get to the file when they get to it. The one I did with them was in processing for three months before ever being placed with a negotiator. The processor would never call me back or respond to my emails. Once she finally contacted me she gave me 24 hours to provide affidavits to them and I was with a long haul truck driver that did not have immediate access to a fax machine or email. I got it done but what a pain. Three months of trying to contact the processor and then she finally contacts me with an unreasonable deadline. I had to call her supervisor and get an extension on the request. It took me three days to get the forms signed by all parties and that was me driving across the state line to meet my seller on one of his runs. The only humor in it all was the fact that the buyer is an IRS negotiator, he does offer in compromises (OIC) for a living for the IRS and he understood the process and the reason for taking so long. He told me that an OIC takes 8-12 to negotiate.
