Has anyone ever had a situation with a property that has a foreclosure sale date on it or may be close to the lender putting a sale date on it BUT the property may sell with the lender being paid in full. How have you been able to get lender to allow time to close sale before foreclosure? Thanks.

How much time do you have?  If you have the contract and HUD, you just send it in.

Send it in I am working on one that they have extended the foreclosure date twice as I had an offer.

 

I've had properties pulled day before auction. Send it in and immediately escalate to highest authority at servicer and if you know how to get to investor, then to investor too.  You have a fight on your hands..... Be urgent, be nice.

Lenders are not stupid.  Most will gladly postpone if you can show them a reason why.  In most cases it won't even be a fight.

it would be helpful to know which state the property is in as foreclosure law is state specific. Is it in a redemption state for example? Or is it in Georgia? 50 states = almost but not quite 50 different answers

Yes, call the Servicer with the First to discuss what's going on.  You may have to escalate on several levels.
