This will shave two or three weeks off the short sale process on average!! AWESOME NEWS! Here are the companies that Fannie & Freddie now have delegated agreements with - CMG Mortgage Insurance Company, Essent Guaranty, Inc., Genworth Mortgage Insurance Corporation, Mortgage Guaranty Insurance Corporation, PMI Mortgage Insurance Co., Radian Guaranty Inc., Republic Mortgage Insurance Company, Triad Guaranty Insurance Corporation, and United Guaranty Mortgage Insurance Company!!

Fannie Mae Reaches Short Sale and Deed-in-Lieu Delegation Agreements with Mortgage Insurers
WASHINGTON, DC – Fannie Mae (FNMA/OTC) announced today that it has reached delegation agreements with all of its mortgage insurer counterparties so that servicers can complete short sales and deeds-in-lieu of foreclosure without seeking approval from the insurer. These agreements will further streamline the foreclosure prevention process and allow short sales and deeds-in-lieu to be completed more efficiently.
"Short sales and deeds-in-lieu are important tools to prevent foreclosures and help struggling borrowers," said Leslie Peeler, senior vice president, National Servicing Organization, Fannie Mae. "These delegation agreements create an even more streamlined process that will ultimately help more families avoid the costly effects of foreclosure and benefit taxpayers. We are pleased that the mortgage insurance companies have stepped up to the plate with us to help more homeowners."
Previously, Fannie Mae had individual delegation agreements with the majority of its top mortgage insurer counterparties. Now, a standard delegation agreement has been reached with all nine mortgage insurers, making the approval process more consistent and efficient for servicers and borrowers. The new delegation agreements allow servicers to approve any short sale or deed-in-lieu that meets Fannie Mae’s requirements without individual mortgage insurance approval.
These agreements are an important achievement in Fannie Mae’s efforts to stabilize neighborhoods and have been established with CMG Mortgage Insurance Company, Essent Guaranty, Inc., Genworth Mortgage Insurance Corporation, Mortgage Guaranty Insurance Corporation, PMI Mortgage Insurance Co., Radian Guaranty Inc., Republic Mortgage Insurance Company, Triad Guaranty Insurance Corporation, and United Guaranty Mortgage Insurance Company. All delegation agreements will be effective as of November 1, 2012.

Through the first six months of 2012, Fannie Mae completed 142,987 loan workout solutions, including 46,226 short sales and 7,509 deeds-in-lieu of foreclosure. Earlier this year, Fannie Mae announced new short sale guidelines and new short sale timelines.

I haven't heard yet, but typically FHFA dictates to BOTH Fannie and Freddie. Hopefully this will apply to both of them...

This will be extremely good news. Hopefully, it will alos prevent MI companies from asking for seller contributions if they are now delegated. Hopefully, Radian and Old Republic are on the list.

Thanks for sharing! What does this exactly mean? I just saw on fanniemae website they are doing the same thing. I just had a short sale that was denied. It was with Washington Mutal and fannie was the investor. The BPO came in under the offer amount, but fannie still wants twice as much. Does this mean the servicer can approve it as long as the value comes in at the bpo? They didn't have any issues with the owner, it was the value.
I am wondering what it means exactly as well??? We just lost a Fannie Mae short sale as well. Same situation as you described... BPO came in fine but Fannie Mae wants roughly 15% above BPO price. We are in Phoenix market and while prices have come up some, Fannie Mae's valuations are out of lien for the market. I have been tracking some of these Fannie Mae short sales that get declined. Property goes back to Fannie Mae then listed as Fannie Mae REO and they are all 15-20% above market price. While I can appreciate Fannie Mae wanting to minimize their loses, if they are not going to value their short sale listings according to current market vlaue, what is the point of attempting the short sale? Valuation disputes I have tried have been unsuccessful.
I forgot to mention that when the propety goes back on the market as Fannie Mae REO, they sit our there for weeks and weeks, overpriced. Eventally FM brings price down and more often than not, the properties are selling right at market value, right where the BPO value came in at back when it was a short sale property. Maybe FM thinks that because they are offering Home Path financing on their REO listings and inventory is tight here in Phoenix Area, that a buyer will pay FM 15-20% over market value price as Home Path financing does not require an appraisal.
Same thing is happening here in Central Florida. Fannie Mae listings are way over priced. They sit on the market until they come down after about 3 months then they get an offer around market value. The other listings that are priced right, go under contract wtihin a couple of days, if not the same day.
Has anyone seen the list of MI companies yet? Since we aren't servicers, how can we get access? This is great news, indeed!!!
