I need help!  I am in final negotiations with my seller and need two documents signed (arms length transaction and amendment to the sales price, closing costs and closing date).  All other documents are up to date and submitted.  The property was set to foreclose in February and was postponed for 30 days.  I have sent these documents to my seller and they have not responded for over 2 weeks.  I finally took a ride to the property and they have moved out, leaving me no forwarding information.  The buyer still wants the property and is able to close, but Wells Fargo said they need the final documents signed by the seller.    Any suggestions on how to get this closed?

You do not, this is why it is so important to control your sellers.
I am not sure how to "control" the seller.  Up to that point, she was very receptive and cooperative during the process.  Upon our initial meeting, I had advised her NOT to move out until we closed.  I know she was nervous about the foreclosure notices being sent to her, and I reassured her that because we were in negotiations that it could be postponed.   This total stop of any communication was very uncharacteristic of her.
