Realtor Short Sales Training and Resources
I'm being told, a lot lately, that I should be charging for everything, when I am processing a short sale. I have seen some agents charge on the mls a fee to the buyer, a fee to the buyers agent ect. I have heard of making the escrow non refundable and 1/2 going to the short sale processor.
I'm just wondering what agents are doing out there with fees.

Has anyone ever paid a termination fee to you? Maybe you should threaten back with a mechanics lien.
Permalink Reply by Wendy Smith on March 2, 2012 at 2:35pm yes, I have been paid. I'm not sure I'm allowed to file a mechanics lien in FL for a termination fee. Maybe, it's a termination fee, not a commission. I dunno but I suspect it would take more time than it's worth.
She knows she cheated me. Whether or not she admits really doesn't matter. Karma knows.
No one said you have to file the lien, if they have the money just the thought of a cloud on title might help them make a good decision. Your still negotiating aren't you? Make them do the leg work to see if your owed the money. I would utilize your leverage.

I just wanted to follow up on what happened to me this week. I have never charged the buyer or buyers agent any fees, ever. For the last 2 years I have been doing the 60/40 split and pray the file won't take more than 10 hours.
Out of 3 that I closed last week. Two of the buyers agents asked the title company to verify that the commission was correct at the closing table with their buyers. One agent, whom I know, called me personally on it. I told him it was noted on the MLS since day one. But still wanted to know if I could do anything. If I was the broker I may have but at this time it is out of my control.
I just thought it was interesting to have that happen after I posted this question on the board.
