This is a 3rd party negotiator that I recently set up to do my short sales.  I was told 45-60 day closings and that they are a group of lawyers and are able to retain their fee without jeopardizing my commission any. 


They have asked me twice at two different times to have the parties sign the following attached addendum that allows them to get paid.  I see a lot wrong with this even with the deal being cash.  The bank has denied paying their fee so this is the way they are working around getting paid. 


Two of the three deals fell apart due to timing and buyers finding another home.  Both of these deals are with BOA.  Since the cancellation of these deals, I have been able to procure another contract on each property.  The problem is when I try to upload the file into Equator, it states tat there is already a file that exists for their loan number.  (which is the contract that got cancelled)


I need to know how to get these offers over to BOA for consideration and without using this 3rd party company.  Any suggestions?
