We have a unique situation with a Nationstar file. (transferred from First Horizon). A little lady had a party obtaining the financing on her home after a divorce left her without the ability to get the loan. She purchased the home on contract from the party in 2005. She did not record it to risk a due on sale. The tax assessor put her name on the records with a home owner’s exemption. She made all the payments on the loan. Then in 2011, the party informed her they were filing BK. She tried to get the home refinanced; however he had judgments from creditors that would not release for her to close the loan. He filed BK and it has been discharged now. She is a single mom with Multiple Sclerosis and will have great difficulty moving. We need your HELP on this one! Does anyone have some great contacts at Nationstar that we can send her letter of explanation with the contract and perhaps get something done? The foreclosure sale is March 14th. THANK YOU!!!

First, find out who is the investor on the loan. You can also go through them as a back door to get it done as well. Work that option at the same time as going through Nationstar. You will also need to negotiate with the liens and appeal to them to release them from this property.
