Expansion HAP by the American Recovery and Reinvestment Act of 2009

If you have ever worked with or plan on working with any members of the military this information will help. It goes in to detail on what is HAP? who is eligible? What are the benefits?

It's important as the times change and the economy gets tighter for us realtors to stay on top of every program that can help us get one or two more closings a year. It's also nice to know that we are helping desperate families that give their lives for our country to avoid the dreaded foreclosure process.

Its good that our government is making some effort to help those who serve our country. Sounds like a pretty good plan!
I have worked this program on a few deals and have found the system works best when the homeowner contacts HAP first and gets pre-qualified. It's a great program for active military that have a permanent relocation over 100 miles from their current permanent location, or their base has closed. If the military personnel does not have a permanent relocation, then it's a wast of time to submit the application.
I just want to thank you so much for posting this information! I have a prospective couple who is active military and being relocated. I will be meeting with them in a few days and I have been trying to find information on short sales for active military so I am "armed" with some knowledge. Pun intended. ;) They are not behind yet but they will not be able to afford to pay for their current home once relocated. So, I guess the most important question for me to ask them is if this is a permanent relocation. Is there anything else you would suggest? Thanks again!

Suggestions please for coordinating HAP and Servicer -

 

I have full and final approval of a short sale from Greentree as Servicer for a Marine Major and family transferring from Quantico to Pendleton.  Net to GT's investor ~ $245k.  The UPB is $393k.

The HAP Folks also approved and funded at ~ $388k.  But the Sellers will have to fund a refinanced amount and some costs associated, almost $10k. 

I'd like to be fair to the Investor and get them the higher amount.  I've sent the HAP Agreement and Contract to the Negotiator at GT.

Sellers' concern is better outcome on their credit ostensibly if chargeoff is smaller.

Any thoughts?
