Carol:

I know how to do short sales. I have done several, eventhough I am not "looking " for them. Bu7t how do I get short sales from banks anyways ( direclty).?

I'm not sure how you would apply directly to the bank but I will tell you that Chase has the best and most agressive program to work with Realtors. I have received 3 calls from them and signed 3 listings in my area that were a direct referral from Chase. They call me once a month to get property updates and see how they can help me move these properties. With my latest one, I am working to reduce the market value of the property due to it's condition and they are moving forward with my recommendations. Easy to work with and very cooperative to suggestion. Again, I don't know how they got my information but I'm happy that they did.

Hi Ed, It look like you are CDPE. Alex Charfen said on many occasions that a lot of banks look on the cdpe site for agents to refer short sale clients to. I haven't received a call yet, but I am praying for a referral soon. Alex said to keep your profile updated and if you receive a call from a blocked number, to answer it. Kudos to you!

Carol,

We just had a meeting with the REO and Short Sale Manager at Chase Bank,

He basically said you need experience to get leads from them.  

They're looking for 3 short sale closings in the last 12 months and 2  years of Real Estate experience.

In addition to this, they prefer working with agents with short sale certification.

Chase is known to partner with SS agents and give referrals. BOA has also started with this as well. In fact, BOA called one of my sellers and tried to get her to an agent that they recommended.. I HAD IT LISTED. That was a little awkward.
