Casting your vote below can be as easy as saying below "We prefer to use outside companies to negotiate our short sales" or "Heck no, we do it ourselves or have an assistant or designated person in the office negotiate them". 


Most of you know my personal stance for The Short Sale Specialist Network, and that we require all of OUR referrals to be worked in house, but MOST of the people on this forum do NOT receive listing assignments from us!  I want to hear what YOU prefer to do with you short sale files, and for agents who DO receive listings from us, what do you do with your other files??




***Update 9/1/11 - I was at the REO Expo in Dallas a few months ago.  An agent asked a panel this same question.  I watched David Sunlin (Loss Mit Pres. for BOA) say "An agent should NEVER, EVER use a 3rd party company to negotiate their short sales".  I then watched the head of Loss Mit for CITI and the department head for Freddie Mac who were sitting next to him both shake firmly their heads YES in agreement.  Regardless of what the 3rd party negotiation companies say, or what would now appear to be only a small percentage of agents say, 3rd party negotiations  aren't needed or wanted in the transactions.

I like the personal touch - and do them myself.
We do it ourselves. Our clients know us, and trust us.
In house....always best to have as much control over the files as you can
Hi Mike,   I definitely do ALL short sales myself.   This way, I know exactly what is going on at all times with any given file.   Also, with each short sale I do, I gain more knowledge that I can share with my potential clients when I go on listing appointments.  They feel more confident in me as a real estate professional and trust that the information I share with them will help them make the right decisions. 
I do not believe in using  an outside company to handle my short sales.  I advocate (negotiating has become a dangerous word in the great State of New Hampshire :( )  for my clients myself.
While I am totally equipped to negotiate them myself, I have 2 3rd party negotiators I work with who guarantee my success 100% of the time. After 2 1/2 years of doing short sales and having worked with 4 other negotiators, I have the 'golden ticket' now. My negotiators guarantee the BEST possible outcome for my clients AND free me up to do what I'm best at...listing properties, negotiating, and managing relationships.

I process in house.  I have watched the local attorneys who are offering "negotiation" services and their paralegals have way too many files on their desks and they are closing far too few for my liking.  When you are dealing with such an important matter you cannot play a numbers game... you have to care about each person and each property. 


I also believe that that servicers and their investors prefer to deal directly with the listing agents and their team.  I do not see that they are so willing to pay third party negotiation fees.  Or inflated attorney fees. 



I have had success negotiating my short sales myself.  In this way, I am in touch with all aspects of the file, and there is no danger of any lag time between the asset manager's requests and my responses.

Guess you got your answer and it looks like....In House won!  :)

3rd Party!! ME ;) -  I negotiate for other Realtors AND for myself.  I have also used 3rd party negotiators, some good some not so good.  I think the same goes for agents as well. 
I do my own ... never can see a reason to pass that fiduciary duty on to someone else ... and I like to know at all times how my deals are doing without having to try and get an answer from someone else ...
Luckily, I have the best assistant in the world, who is tenacious as heck.  So I'm able to do them in-house.
