Vanessa Liddell

Vanessa has enjoyed a career of over 35 years in the real estate industry, involving herself in almost every aspect of the real estate business, from title and escrow to training, coaching and educating.

Vanessa’s strengths in helping homeowners, is due to her extensive knowledge and experience in the industry where she has honed her skills in all types of real estate transactions, namely working with buyers, sellers, lenders, agents and more. Her background of detail and process served her clients well as she transitioned from the support industry of title and escrow to the service industry of real estate where she works as an agent for Keller Williams Realty, selling and listing properties, specializing in distressed properties and short sales.

In 2006, when the market slowly began to change, Vanessa was approached to help create a short sale processing company. At that time short sales were not even on the bank’s radar and therefore very confusing and many times frustrating. However, even in the infancy of this new market she was able to create, manage and ultimately be involved in the process of hundreds of short sales from all over the country. She also co-authored the first California DRE approved short sale course which was taught to hundreds of California agents during the California Association of Realtors S.W.A.T. programs.

From the experience of working with agents struggling to understand their role in the short sale, Vanessa decided to leave her processing company and began teaching agents with a nationally recognized organization. As one of the original instructors for the well known CDPE program, Vanessa travelled across the country training more than 7000 agents in the short sale process. Missing her home and family, Vanessa returned to California in 2010 and since then has dedicated herself to educating fellow agents and assisting homeowners in distress. She also has been a featured speaker for many national real estate organizations including the California Association Realty (CAR), NAHREP and Women’s Council of Realtors (WCR).

Since beginning her real estate career in 1976, Marla Webb’s business operations have included ownership of a full-service residential and commercial brokerage in Dallas, registered securities sales, and land development in Texas and California. Since the late 1980’s, she has been engaged almost exclusively in complex national initiatives that manage and market (M&M) multibillion dollar portfolios of owned real estate (ORE/REO) held by government entities and lending institutions.

In 1998, Marla authored proposals that won several of the first M&M contracts with HUD. Listings and sales of HUD properties by the M&M brokers under Marla’s supervision totaled approximately $3 billion annually. Prior to the HUD engagement, Marla’s company was awarded a prime contract with the Resolution Trust Corporation (RTC) to promulgate the policies and procedures for underwriting commercial seller financing that resulted in over $4.2 billion in sales from 1991 to 1995.

As president of her own consulting and training companies since 1986, Marla is currently involved with national projects to help resolve the current mortgage and housing crisis. She is the curriculum developer and senior instructor for DSUniversity.com, the resource for the prestigious Certified Default Services Professional (CDSP™) designation and has personally taught over 100,000 Realtors® on a variety of relevant and practical topics during her career. She is also the founder and president of Women Impacting Real Estate Solutions (WIRES).

Since 2008, Marla serves Prescient Asset Management, Inc., in marketing, education, outreach, and business development. She works extensively for Prescient’s clients, including the U.S. Treasury, HUD, the FDIC, and other entities.

Debbie Caruso (One Source REO, LLC)

Short Sale Symposium at SeaFounder and President of One Source REO, LLC. a new Asset Management company that bid on the 6 new HUD M&M3.5 contracts that will be awarded soon to "Small Businesses".

Co-Founder and Vice President of HomeSource Real Estate Asset Services, Inc. a Prime Contract holder under HUD M&MII Awarded September 2004 and ended December 2010. Specialized in the Sales and Marketing portion of the contract with HUD, continually teaching the program to Realtors, Buyers, Loan Officers, processors and underwriters.

The BLB for First Preston, 1999 to 2004 for their properties in MD and DC. Listed the properties and answered any and all questions on the HUD homes sales program. Taught the "How to Sell HUD Homes" class to thousands of Realtors, and on numerous occasions at HUD Headquarters to HUD employees.

In 1993 I sold my first HUD Home at the suggestion of my office manager. He said it was a great program and that I should "check it out", so I did, and I have never looked back! I liked it so much that I created a niche' for myself in the marketplace as an expert on selling HUD homes. (ad for "Learning Insights into Successfully Selling HUD homes") Back then HUD home sales were not popular with Realtors, but they sure were popular with the buyers that cashed in on the deals! Those same buyers are still out there today! And those of us that did sell HUD homes made 6 figures every year without even trying! (ad for "Blueprint for a 6 Figure Income"). In fact while I was both the BLB and when I had my own Asset Management contract with HUD I taught "New" Agents how to do this and be successful and they all made 6 figures their first year in business!

Over the years I have sold thousands of HUD homes, and when I created my niche I went from listing and selling 20 properties a year to over 100 (and that was back in the 90's)! At the peak of my career as an Agent I sold (personally, no assistants or buyers agents) 205 properties in one year! Then I started listing the properties and the numbers went off the charts!

To keep my skills sharp and keep up with the times I list and sell REO's and Short Sales. I attend REO Conventions and I read DS News and Origination News daily to stay informed.
